SMART CORNER

Program: Consisting of 301 condominiums including 25 affordable residences commercial and retail 110,000 GSF office, and onsite Trolley Station.

Address: 1080 Park Blvd., Downtown San Diego.

Developer: Lankford & Associates, Canyon Johnson Urban Fund.

UHP’s Role: Co-Developer, Financial Partner, Co-Project Manager.

Value Added: Implemented the Residential Development Program for the Full Block Redevelopment project. Shared responsibilities with Lankford and Associates for Project Design, floor plans, amenities, common areas, model homes, and financial feasibility. Assisted in securing $130,000,000 in equity and construction financing. Managed all Department of Real Estate, and Centre City Development Corporation approvals and compliance. Managed all Sales and Marketing, HOA, and Customer Service Programs. 

Also responsible for: Design, Feasibility, Financial Analysis, Financing, Pre-Sales, Marketing, Sales, HOA Management, Customer Service Program & Implementation, Warranty Program.

SApphire Tower

Program: 96 Luxury Condominiums, ground floor Commercial/Retail

Address: Kettner and Ash, Columbia Waterfront District, downtown San Diego

Developer: Centurion Partners, Avion Development, Goldman Sachs (Whitehall Funds)

UHP’s Role: Co-Project Management, Development Advisor, Sales / Marketing. and HOA Management

Value Added: Repositioned the design of the tower to appeal to three different market segments: Upscale (Average Sized Floor Plans), Luxury (Larger than Avergage Floor Plans), and Ultra Luxury (Largest Floor Plans in the Market). Prepared and Issued Original RFP for the Project, Assisted with attaining Project Financing.

Also responsible for: Design, Feasibility, Financial Analysis, Pre-Sales, Marketing, Sales, HOA Management, Customer Service Program & Implementation, Warranty Program

   

 

 

RIVERBEND

Program: 23.5 acres Urban Master Plan: 996- Multifamily Units with 30,000GSF Commercial/Retail, adjacent to the San Diego River

Address: Mission Gorge Road, Grantville Redevelopment Project Area, San Diego

Developer: Shawnee LLC /CG7600 LP

UHP’s Role: Processing and Entitlements, Land Entitlement Project Manager, Public Outreach, Branding

Value Added: Brought on in the earliest stages of the land entitlement process. Coordination of a complex city entitlement process with the state environmental review process and a new river park master plan all within a state redevelopment project area; that is comprised of three “sub areas”; all undergoing a new Community Plan Update.

Also responsible for: Preliminary Feasibility, Design, Maximization of Land Value, Project Budgeting, Coordinating with Various Stakeholders, Entitlement Process Management.

Upper East Village Masterplan

Program: Proposed High Density Mixed Use Urban Master Plan; Assembly of 5 blocks surround a 4 acre urban park.

Address: Upper East Village, downtown San Diego, CA

Master Developer: Navarra Family, Lankford & Associates, Portman Holdings, Phelps Development, IDEA Partners.

UHP’s Role: Advisor to Navarra Family, Master Plan Visioning, Managed RFP Process, Co-Project Management.

Value Added: Implemented the Development Vision for the land owner, Attracted Master Developer.

Pernicano Site

(Proposed)

Program: Residential, Hotel, Retail & Community Space

Address: 6th and University, Hillcrest, San Diego, CA

Developer: UHP + Pernicano Family

UHP's Role: Co-Manager of Development with Urban Real Estate Services

Value Added: Complete design, market, and financial feasibility; project processing and construction planning.

india & beech

Program: 150 units- Luxury Residences in 28-story tower, 338 feet high on a 10,019 square foot lot.  Fully automated parking, and a modern sustainable energy system.

Address: India & Beech Streets, Little Italy District

Developer: Forge Land Company 

UHP’s Role: Project Entitlement Support, Land Owner Representative and Project Approval Consultant. 

Value Added: Repositioned the product to appeal to the Ultra Luxury market segment; Facilitated the Entitlement/Permit process with City.

Also responsible for: Preliminary Feasibility, Design, Maximization of Land Value, Project Budgeting, Coordinating with Various Stakeholders, Entitlement Process Management.

Program: 65 bed Assisted Living/ Memory Care + Neighborhood Coffee Shop

Address: Cass Street & Grand Avenue, Pacific Beach, CA

Land Owner: Helen Dorris, Dorris Neuroscience Center

UHP's Role: Identified the site, managed Community Outreach for rezoning approval, City Processing Support

Value Added: Significant increase of land value due to extensive financial feasibility effort early on which yielded the land owner a record sales price in that area.

Program: 230 units + 13,000 square feet of retail, packed with amenities

Address: National City Boulevard & Plaza Boulevard

Developer: National City Housing Partners (Urban Housing Partners + Beauchamp Family)
